Coral Springs Redevelopment Agency moves closer to approving $7.5 million investment in public improvements for the new City Village development

Coral Springs, Florida – A major development project in the heart of Coral Springs took a key step forward this week as the city’s Community Redevelopment Agency (CRA) gave tentative backing to a multi-million-dollar infrastructure investment for the long-planned City Village project.

In a vote held Monday, CRA board members approved moving ahead with drafting a formal agreement that would allocate up to $7.5 million toward public improvements for the first phase of the mixed-use development, which is set to rise on the site of the city’s former City Hall.

The project, known as City Village, is being developed by Amera, the company behind The Walk of Coral Springs. It aims to bring a mix of housing, retail, and restaurant space to the downtown area, with hopes of creating a walkable urban environment that connects residents and businesses.

The planned public improvements would include a wide range of upgrades along Sample Road, from University Drive to Coral Hills Drive. These upgrades are expected to feature a linear park, widened sidewalks, new lighting, and traffic lane reconfigurations — all intended to improve safety and accessibility while enhancing the area’s visual appeal.

In addition, the plans call for culverting a canal to better link the project’s parcels, improving streetscapes, and adding public parking. According to project estimates, the cost of these improvements exceeds $15 million, with the CRA’s tentative contribution covering about half.

Future enhancements, such as burying utility lines or adding new traffic signals, may also be included down the line depending on funding availability and requirements from Broward County.

“This is the kind of investment that lays the groundwork for long-term growth,” one CRA board member said during the meeting. “It’s not just about this one development — it’s about shaping the future of the city center.”

The first phase of City Village includes 300 residential units and roughly 20,000 square feet of commercial space, which will be built closer to Coral Hills Drive. The second phase, planned closer to the intersection of Sample Road and University Drive, would bring an additional 65,000 square feet of retail and restaurant space.

According to projections presented by Amera, the long-term financial impact could be substantial. The first phase alone is expected to generate up to $63 million in tax revenue over time, with nearly $30 million of that estimated to go directly to the city of Coral Springs.

For many city officials, the project represents a cornerstone in the broader vision of revitalizing downtown Coral Springs.

City staff emphasized that the CRA’s funding support is not yet final and that the formal legal agreement still needs to be drafted and approved before funds are disbursed. However, Monday’s vote marked a significant step in the process, signaling strong interest in helping bring the project to life.

If all goes according to plan, construction on the first phase could begin in the near future, with major infrastructure improvements taking shape along Sample Road as early as next year.

As Coral Springs continues to evolve, projects like City Village may become key drivers of economic activity and community connection in the years ahead.
