Coral Springs redevelopment agency pledges 7.5 million in public improvements to launch City Village development along Sample Road

Coral Springs, Florida – The Coral Springs Community Redevelopment Agency (CRA) has approved up to $7.5 million in public infrastructure funding to support the highly anticipated City Village development, a new mixed-use project set to transform the former City Hall site. The decision, finalized at a board meeting on Monday, marks the beginning of what city officials hope will be a revitalized and vibrant corridor along Sample Road.
The redevelopment plan focuses on improvements along the north side of Sample Road, stretching from University Drive to Coral Hills Drive. The funding will cover a variety of public upgrades, including a linear park, expanded sidewalks, upgraded street lighting, and reconfigured traffic lanes to better accommodate residents, pedestrians, and visitors. These enhancements are designed to complement the new development and improve the overall streetscape, creating a more inviting and walkable urban environment.
City Village is planned in two phases. The first phase will feature 300 residential units and roughly 20,000 square feet of commercial space, offering a mix of housing options and small businesses aimed at energizing the downtown area. The second phase, situated closer to the intersection of University Drive and Sample Road, will add at least 65,000 square feet of retail and dining establishments.
Developer Amera, known locally for its work on The Walk of Coral Springs, estimates that the first phase of the project alone could generate as much as $63 million in long-term tax revenue. Nearly $30 million of that total is projected to benefit the city directly, providing additional funds for public services and community initiatives.
“The CRA’s commitment to this project reflects our ongoing dedication to enhancing the quality of life in Coral Springs,” said a city spokesperson. “These public improvements are critical to making City Village a safe, attractive, and sustainable environment for residents and businesses alike.”
The development is expected to reshape the former City Hall site, turning a previously underutilized area into a bustling destination for living, shopping, and dining. City officials and developers alike emphasize the importance of integrating public infrastructure improvements with private investment to ensure the success of the project.
“This is more than just a construction project,” said an Amera representative. “It’s an opportunity to create a vibrant community hub that serves as a focal point for Coral Springs while generating significant economic benefits for the city and the region.”
As construction begins, residents can look forward to new public amenities and enhanced pedestrian access, while local businesses anticipate the increased foot traffic and economic activity the development is expected to bring. With the CRA’s $7.5 million commitment, City Village aims to be a model of thoughtful urban redevelopment that balances public investment with private innovation.
City officials plan to monitor the project closely as it moves forward, ensuring that both phases meet the community’s expectations and contribute to Coral Springs’ long-term growth and appeal.
