13th Floor Homes purchases 270 acres in Tamarac for upscale residential project
Tamarac, Florida – 13th Floor Homes, a branch of 13th Floor Investments located in Miami, has purchased approximately 270 acres in Tamarac for a new project. They plan to build The Woodlands, a high-end gated community at 4600 Woodlands Blvd, featuring 335 single-family homes. The initial homes are expected to be finished and available by the end of 2025.

13th Floor Homes has a long-standing collaboration with the City of Tamarac and its residents, which has led to the development of The Woodlands after years of planning and gaining substantial approval. The company is known for building upscale, eco-friendly residential areas in Tamarac and has already built over 700 homes there, including the communities of Hidden Trails (214 homes), Manor Parc (239 homes), and Central Parc (253 homes).
The Woodlands will be designed with a midcentury modern aesthetic and will include over 160 acres of conserved open spaces and lakes, extensive landscaping, a five-mile trail for recreation, secure gated entry, and enhanced infrastructure for improved community resilience and better stormwater management. The area will also feature a new clubhouse with modern amenities like a gym, café, multi-purpose room, luxurious pool and spa, padel ball and tennis courts, outdoor gardens, and entertainment lounges.
Housing prices in The Woodlands start in the $700,000s and can go above $1 million, with homes offering three to five bedrooms and various floorplan choices.

This project is among the latest by 13th Floor Homes in South Florida. Over the past ten years, they’ve developed more than 1,100 homes and 3,500 homesites in the area. Currently, they are developing four active residential communities, including two in Port Saint Lucie: Villas of Torino with 220 units and Tredici at Central Park with 126 units. They are also constructing Marina Landings, which features 34 luxury single-family homes in Fort Lauderdale, and Solera at Avalon Trails, a community for active adults with 74 single-story townhome villas in Delray Beach.
