Traffic improvements will prevent road degradation at New City Village development in Coral Springs

Coral Springs, Florida – The initial stage of the City Village project, set for the northwest intersection of Sample Road and University Drive, will introduce 300 apartments along with dining and shopping options. A traffic study indicates that with necessary traffic enhancements, the roads will remain unaffected.

The City Commission of Coral Springs granted approval for the land modifications concerning the project last week, including several special exceptions pertaining to off-street loading, building frontage, circulation, block length, and various design standards.

The city’s elected leaders listened to the traffic study findings presented by the city’s traffic consultant, Joaquin Vargas, before voting unanimously to approve the project.

The report, created by DC Engineers, Inc., examined traffic effects and suggested enhancements to preserve the existing service levels of the roads with proposed upgrades, which include: – Access to the mixed-use rental and retail complex along Sample Road from Coral Hills Drive to approximately NW 94 Avenue will feature two primary driveways.

– Phase one of the project will feature a temporary right-turn-only driveway on Sample Road and a full-access driveway on Coral Hills Drive.

Vargas stated that the access plan complies with safety standards and will enable the project to function effectively.

Additional enhancements outlined in the plans consist of: – Introducing a specific right-turn lane on Sample Road at Coral Hills Drive.

– Implementing a specific lane for right turns from University Drive onto Sample Road.

– The left-turn lane on westbound Sample Road at Coral Hills Drive is set to be extended.

The upgrades will be finalized prior to the opening of the first building in phase one.

Furthermore, as outlined in the plan, the second phase of the project will involve a reassessment of the entrances at University Drive, Broken Woods, and a permanent main entrance at Sample Road aligned with 94th.

The project will feature a three-lane section along Coral Hills Drive, situated between Sample Road and 31st Court.

The developer has committed to asking Broward County to consider the installation of a protected left-turn signal for southbound Coral Hills Drive at Sample Road, Vargas stated.

A traffic study will be necessary for the second phase of the City Village project. The plans have not been submitted yet, but they are expected to include at least 65,000 square feet of commercial space.

Officials stated that the city will keep an eye on traffic effects as the development moves forward.
