Former Publix site moves forward with ambitious redevelopment plans

Coral springs, Florida – An important milestone has been reached in the redevelopment of the former Publix site, situated at the intersecting point of Sample Road and University Drive.

Key International and 13th Floor Investments announced their acquisition of the 4.2-acre site from Publix on Thursday, advancing plans to construct a substantial mixed-use project in the heart of the city. The future structure, aiming to complement the existing Cornerstone and the prospective City Village, is set to rise eight stories tall.

As reported by the Broward County Property Appraiser, the current assessed value of this land parcel is $5,149,730. A contrast to its last sale price of $1 million in 1976, indicating a significant appreciation over time.

The proposed architectural blueprint includes 377 residential units, a ground-level retail area spreading over 11,525 square feet, and a spacious parking facility capable of accommodating 629 vehicles. Within the residential segment, the configuration includes 175 single-bedroom, 158 two-bedroom, and 44 three-bedroom units. Adding to the amenities, residents will have access to a swimming pool, fitness center, and a pet-friendly park.

It is important to note that the proposal from Key International and 13th Floor Investments first appeared via Greenspoon Marder in the summer of 2022. However, as observed by city staff, multiple procedural steps were required before the commencement of construction work on the mixed-use property. These ranged from the review of the development by the Development Review and recommendations from the Community Redevelopment Agency, to approval of various special exceptions by the City Commission.

The City Commission gave the project the green light after the Planning and Zoning Board offered a favorable recommendation in September, approving various special exceptions for the project. This paves the way for a significant transformation at the intersection of Sample Road and University Drive.
