The developer has received approval to proceed with the City Village project in Coral Springs

Coral Springs, Florida – The long-planned City Village project’s site amendments have been granted by the Coral Springs City Commission, giving the developer, Amera Downtown Development Company, the required special exclusions to proceed with building the residential and commercial complex.

Commissioners cleared the way for the project’s first phase on the northwest corner of Sample Road and University Drive on Wednesday after approving changes to land use criteria, including off-street loading, building frontage, and circulation, during a nearly three-hour hearing.

According to the plans, phase one will turn the 12-acre west side of Amera’s land, which was once Coral Springs City Hall, into a mixed-use complex with 300 residential units and roughly 20,000 square feet of commercial space.

According to the plans, construction is now expected to start as early as late 2025 and be finished by mid-2027.

Plans have not yet been released for the east side of the property, which is now a shopping center.

At least 65,000 square feet of commercial space are planned for this phase, and development is expected to begin as early as late 2027 and be finished by mid-2029.

City authorities anticipate a long-awaited downtown with new eateries and stores as well as apartment complexes housing new inhabitants. City Village is one of three major development projects permitted on the corner of University Drive and Sample Road.
