Coral Springs reviews major rezoning plan that could allow construction of a massive Life Time Fitness project near Heron Bay Boulevard and surrounding residential areas
Coral Springs, Florida – City leaders are preparing to weigh a major zoning decision that could reshape a well-known area near the Heron Bay community, as officials consider clearing the way for a large-scale fitness and wellness development.
The Coral Springs City Commission is scheduled to review two separate measures on Wednesday that would rezone roughly 13 acres along Heron Bay Boulevard. The proposed changes are intended to support construction of a new Life Time Fitness center, a project that has drawn attention for its size, scope, and mixed-use design.
The planned facility would sit at 11801 Heron Bay Boulevard, an area that straddles the border between Coral Springs and Parkland. The site is located near the former Heron Bay Golf Course and Clubhouse, a landmark that once defined much of the surrounding development.

ccording to city documents, the first ordinance under consideration would convert a portion of the land from residential zoning to commercial use. A second ordinance would reclassify another section of the property from golf course zoning to community business. Together, the changes would clear the regulatory path needed for construction of the proposed development.
The project itself is ambitious in scale. Plans call for a two-story facility totaling approximately 87,750 square feet. Developers have described it as something far beyond a traditional gym, positioning it instead as a full-scale fitness and lifestyle destination.
Rather than focusing only on exercise equipment and training spaces, the proposed center would include a wide mix of amenities. These range from resort-style pools and spas to cafés, coworking areas, and structured programs for both children and older adults. The design reflects a growing trend in large fitness developments that combine recreation, wellness, and community services under one roof.
Beyond fitness offerings, the facility would also incorporate additional services not typically found in standard gyms. Plans include space for medical services, childcare operations, and professional office use, creating a multi-purpose environment intended to serve a broad range of daily needs.
Developers have also outlined plans for on-site food and beverage options, including areas where alcohol could be served, along with retail space for health and fitness-related products. This mix of services is intended to make the center a destination that draws visitors throughout the day, not just during workout hours.
The proposal is now entering a key public review stage. The first of two public hearings on the land use changes is scheduled for Wednesday’s commission meeting, where officials will hear feedback before making any final decisions.
Supporters of the project have pointed to its potential to bring new amenities and economic activity to the area, while also transforming underutilized land. At the same time, the rezoning process reflects the broader balancing act facing fast-growing South Florida communities, where residential space, commercial development, and preserved land often intersect.
If approved, the zoning changes would pave the way for one of the largest fitness-oriented developments in the region, significantly altering the landscape near Heron Bay and adding a new mixed-use destination to Coral Springs’ northern corridor.
